Sarah L. Small Point-Du-Jour, Real Estate Attorney

Sarah has over seven years of experience in a variety of civil litigation, particularly real estate cases.  Sarah, formerly a partner at the Auburn law firm of Ryan, Driessen & Small, Inc., P.S., decided to open her own practice to focus mainly in real estate law.  

Sarah, a graduate of Seattle University School of Law (formerly University of Puget Sound Law School), was admitted to the Washington State Bar in 2002.  She attended and graduated from Gonzaga University.  She previously worked for the Schroeter Constitutional Justice Center, served as a Rule 9 Legal Intern for the Washington State Attorney General’s Office, and was an extern for the Honorable Richard McDermott and the Honorable Dean Lum of the King County Superior Court.

Sarah gives presentations, and has spoken about the 2008 Distressed Property Laws at Redfin and Windermere.  

She also spoke at The News Tribune's seller's seminar about "How to sell your home in today's market."

Notable Cases

Successfully negotiated resolution of easement rights issues after initiating litigation and filing a request for an injunction to stop further interference and obstruction of easement rights.

Stopped a trustee’s foreclosure sale, which was pursued by a bail bonds company, with an injunction and after winning discovery sanctions, and then assisted in obtaining a resolution whereby a house was rescued from foreclosure.  

Initiated suit and obtained a fair resolution of a claim involving illegal tree-cutting.

Years after closing where a buyer discovered he was not on title, assisted him in ultimately obtaining clear title and getting credit for years of payments.

In multiple adverse possession cases, successfully resolved boundary line disputes, including one between neighboring individuals and a golf course.

In multiple partition actions, where a joint owner may seek to divide their respective ownership, successfully negotiated fair resolutions as to the final accounting, re-finance and cash-out, or sale of the property.
